Proposed Development Near Mackenzie Village: What Property Owners Should Know
Revelstoke continues to experience development in and around the Revelstoke Mountain Resort area. A recent application submitted to the City of Revelstoke relates to a property at 1795 Nichol Road, near Mackenzie Village and the resort neighbourhood.
For property owners in the surrounding area, the application provides information about a potential change in land use and zoning that may affect future development in the neighbourhood.
What Is Being Proposed?
According to a City of Revelstoke public hearing notice dated July 24, 2026, Northland Properties Corporation submitted applications relating to the property at 1795 Nichol Road.
The Official Community Plan amendment proposes changing the property’s land-use designation from Medium Density Residential to Resort. A corresponding zoning amendment proposes changing the property from Industrial – Rural Recreation and Natural Resource Zone (I-5) to Comprehensive Development Zone 2 (CD-02) Resort Neighbourhood Area 4.
The site plan included with the notice identifies the subject property along Nichol Road and shows a proposed building, parking area, maintenance yard and associated site layout. It also shows the property’s location in relation to nearby Benchlands development areas.
What Does the Application Mean?
At this stage, the document relates specifically to proposed Official Community Plan and zoning amendments.
The notice does not provide confirmation of a final development approval, construction timeline, number of accommodation units, final building design, or the specific type of accommodation that may ultimately operate from the property.
For this reason, it is important to distinguish between the proposed rezoning and any future development that may occur if the applications proceed.
Potential Relevance to Mackenzie Village
The location of the subject property makes the application particularly relevant to property owners within Mackenzie Village and the surrounding Revelstoke Mountain Resort area.
If future development on the site includes additional visitor or resort accommodation, this could increase the overall supply of accommodation available within the area.
For existing vacation rental owners, additional accommodation supply could represent new competition for bookings, particularly where properties target similar guests, travel periods, price points or amenities.
The extent of any potential competition, however, cannot currently be determined from the public hearing notice because the document does not specify the final accommodation offering or number of units that may be developed.
Potential Changes to the Local Accommodation Market
Any significant addition to the supply of accommodation in an area can influence the local vacation rental market.
Depending on the eventual development, factors that could be affected include:
- The total number of accommodation options available to visitors
- Competition during peak and shoulder seasons
- Average nightly rates
- Occupancy levels
- Guest expectations around amenities and services
- Booking lead times
- The positioning of individual vacation rental properties
The actual impact would depend on the scale, timing and type of development ultimately approved and constructed.
What This Means for Existing Vacation Rental Owners
At present, the application itself does not establish how existing vacation rental properties will be affected.
For owners, particularly those with properties in Mackenzie Village, it is primarily a local development to remain informed about.
As further information becomes available regarding the development’s size, accommodation type, amenities, construction timeline and intended operation, it may become possible to assess more accurately how it compares with existing vacation rental inventory.
Where the Application Currently Stands
The notice stated that Revelstoke City Council was scheduled to consider OCP-2026-1 and ZON-2026-2 on August 11, 2026, during its regular Council meeting.
The City also provided an opportunity for people who believed their property interests could be affected to submit written comments as part of the public process.
Staying Informed
For property owners in Mackenzie Village and the surrounding resort neighbourhood, monitoring local development applications can provide useful context when considering the future vacation rental market.
Hive & Co Property Management will continue to monitor developments within the Revelstoke accommodation market and share relevant information with property owners as it becomes available.
This article is intended to provide general information based on the City of Revelstoke public hearing notice and does not take a position for or against the proposed amendments.
