Airbnb’s New 15.5% Host Fee: What Revelstoke Vacation Rental Owners Need to Know
Airbnb has made a significant change to its fee structure for professionally managed and software-connected vacation rental properties.
For property owners in Revelstoke, understanding this change is important — particularly when determining nightly rates, cleaning fees, taxes and, most importantly, what the homeowner actually receives at the end of a reservation.

When Did Airbnb’s New Fee Come Into Effect?
For professional hosts using property management or channel management software who were previously using Airbnb’s split-fee model, Airbnb’s new single-fee structure came into effect on April 13, 2026.
Under Airbnb’s previous split-fee structure, hosts generally paid approximately a 3% host service fee, while guests were charged a separate Airbnb service fee.
Under the new structure, affected software-connected hosts have transitioned to a single host service fee, generally 15.5%, which is deducted from the host payout.
This represents an important change for professionally managed vacation rentals.
What Actually Changed?
The biggest difference is where Airbnb collects its service fee.
Previously, a portion of Airbnb’s service fee was visible as a separate charge to the guest.
Under the new single-fee model, Airbnb generally deducts approximately 15.5% from the host, rather than charging the guest a separate Airbnb service fee.
This means the nightly rate displayed on Airbnb may need to be adjusted to account for the higher percentage now being deducted from the host side.
For homeowners, this does not necessarily mean guests are suddenly paying 15.5% more. A large part of the change is that Airbnb has shifted where its service fee is collected.
The 15.5% Is Not Just About the Nightly Rate
This is one of the most important points for homeowners to understand.
Airbnb’s service fee is not simply calculated against one night’s advertised rate. Airbnb states that the service-fee calculation includes the nightly accommodation price plus applicable host-added fees, such as the cleaning fee.
For example:
Accommodation: $2,000
Cleaning Fee: $300
Applicable booking subtotal: $2,300
At a 15.5% Airbnb host service fee, the Airbnb fee on that subtotal would be approximately:
$356.50
This is considerably different from assuming Airbnb is simply taking 15.5% of an individual advertised nightly rate.
For professionally managed properties, this distinction matters.
What About GST, PST and MRDT?
Revelstoke vacation rental reservations can also include applicable accommodation taxes, including:
GST – Goods and Services Tax
PST – Provincial Sales Tax
MRDT – Municipal and Regional District Tax
These taxes contribute to the total amount the guest sees and pays for their reservation.
It is important, however, to distinguish the guest’s total booking price from Airbnb’s service-fee calculation.
Airbnb’s published guidance states that its host service fee is calculated from the nightly price and applicable host-added fees, such as cleaning fees, excluding taxes.
However, Airbnb’s tools for adjusting prices under the new fee structure can account for applicable taxes when determining the rate adjustment required to maintain comparable guest pricing and host earnings.
This is one of the reasons the change can be confusing when looking at the total reservation.

Why Cleaning Fees Matter
Cleaning fees deserve particular attention under the new structure.
In a professionally managed vacation rental, the cleaning fee is generally there to cover the cost of preparing the property between guests.
This can include professional cleaning, commercial laundry, linens, consumables and other turnover-related expenses.
However, because Airbnb includes applicable host-added fees such as the cleaning fee when calculating its service fee, charging a guest $300 for cleaning does not necessarily mean the homeowner receives the full $300.
For example, if the cleaning fee is $300 and it is subject to Airbnb’s 15.5% service fee, a portion of that cleaning charge is also being retained by Airbnb.
That means cleaning fees need to be reviewed alongside nightly pricing to ensure the actual cost of turning over the property continues to be covered.
Simply Increasing Rates by 15.5% Isn’t Necessarily Enough
This is another important distinction.
If Airbnb deducts 15.5% from an amount, simply increasing that amount by 15.5% does not mathematically return you to exactly the same net revenue.
For example, if you wanted to receive $100 after a 15.5% deduction, charging $115.50 would leave approximately $97.60 after the fee.
To net approximately $100 after a 15.5% deduction, the gross amount would need to be approximately $118.34.
This doesn’t mean every Airbnb property should simply increase its rates by 18.34%.
Pricing still needs to consider market demand, seasonality, occupancy, comparable properties, guest behaviour and the final price displayed to the guest.
It does, however, demonstrate why professional revenue management is becoming increasingly important.
Why Did Airbnb Make This Change?
Airbnb says the simplified fee structure is designed to provide guests with clearer pricing.
Under the previous model, a guest might see an advertised nightly rate and then have an Airbnb guest service fee added later in the booking process.
Under the single-fee structure, the Airbnb service fee is largely moved to the host side, allowing the displayed accommodation pricing to more closely represent what the guest will ultimately pay before applicable taxes.
For guests, this can make comparing properties easier.
For homeowners and property managers, however, it means Airbnb’s distribution costs need to be incorporated much more carefully into the property’s overall pricing strategy.
Does This Mean Homeowners Are Making 15.5% Less?
Not necessarily.
The answer depends on how the property is priced.
If a property continues using exactly the same Airbnb pricing after moving from the previous host fee to the new 15.5% host fee, the homeowner could see a noticeable reduction in their net payout.
However, strategically adjusting Airbnb pricing can help account for the new fee structure.
The objective isn’t simply to increase prices.
It is to find the appropriate balance between:
- The amount the guest ultimately pays
- The property’s competitiveness in the Revelstoke market
- Airbnb’s platform fees
- Cleaning and operating expenses
- Applicable taxes
- Occupancy
- And the homeowner’s final net revenue
This is why looking only at the advertised nightly rate doesn’t provide the complete picture.

However, that exposure comes at a cost.
